Our third vertical, public works, focuses on conversion properties for workforce housing. These projects are supported by federal, state, county, and city funding — including the 4% Low-Income Housing Tax Credit (LIHTC), often paired with tax-exempt bond financing to fund the acquisition and rehabilitation of existing structures. This approach offers practical solutions to community affordability challenges.

For example, we converted a large hotel’s interior and exterior in Modesto into 144 studio apartments for the Stanislaus County Housing Authority.

Our reputation in multifamily renovation didn’t come from chasing lender business — it came from doing the work well. As our team’s hands-on construction experience and track record in distressed property conditions became known in the industry, lenders managing foreclosed and bank-owned multifamily assets began seeking us out directly. That organic demand shaped a specialized niche: performing value-add renovations that prepare distressed properties for sale.

We offer flexibility in how we engage with each project, from full turnkey service — managing the process beginning to end, including sourcing materials and coordinating designers — to acting as general contractor using the owner’s existing procurement and design.
